About this site

FIRB Approval is an independent guide for people buying Australian property from overseas. We explain the rules in plain English and link the rules, fees and tax rates to the government pages they came from.

What we are not

firbapproval.com.au is an independent guide. It is not affiliated with, endorsed by or connected to the Foreign Investment Review Board, the Australian Treasury or the Australian Taxation Office. We do not lodge or process applications. Applications are made to the ATO.

  • We do not prepare, check or lodge FIRB applications.
  • We do not give legal, tax, migration or financial advice.
  • We are not a lender, mortgage broker or real estate agent, and we do not hold an Australian credit licence.

Where our figures come from

We use the ATO, Treasury’s foreign investment guidance notes, the Foreign Acquisitions and Takeovers Act and each state’s revenue office. Every page lists its sources and the date we last checked them (currently 5 October 2026). Lender figures on the home loans page come from broker websites and are labelled as indicative. If you spot something out of date, please tell us.

How we make money

We may receive a fee in two situations, and only if you ask us for an introduction:

  • If you ask about a new home, we pass your details to a sales consultant who works with property developers. We may receive a referral fee from the developer or agent if you buy. It does not change the price you pay.
  • If you ask for a loan introduction, we pass your name, contact details and the purpose of your enquiry to a licensed Australian mortgage broker. We may receive a fee or commission from the broker or lender, and we disclose that at the time. You pay us nothing.

We do not charge readers, and we do not let anyone pay to change what our guides say.
